1.0 YOUR ORDER

1.1. Below, We set out how a legally binding contract between You and Us is made.

1.2. When You place an order for a product or Service on Our website You will automatically receive a confirmation email. Your order constitutes an offer made to Us to purchase the goods or Services specified in the order. Our acknowledgment does not, however, mean that Your order has been accepted.

1.3. Your offer is only accepted by Us once We have emailed You to confirm that We can provide the Service (Confirmation Email) and at this point:

1.1.1. a legally binding contract will be in place between You and Us; and

1.1.2. We will provide the Services as agreed.

1.4. Products or Services not included within the Confirmation Email are not included in the order and as such, Your right to cancel the contract at this point and within 14 days will not be affected. Should You fail to cancel the Contract within this time period and work has already commenced, You will be charged for the work We have undertaken to date.

1.5. We may contact You to say that We do not accept Your order, this is typically for the following reasons:

1.5.1. a transaction contains incomplete details or details that cannot be verified or where fraud is suspected;

1.5.2. We cannot carry out the Service (this may be because, for example, We have refused to provide You with a Service previously;

1.5.3. We cannot authorise Your payment;

1.5.4 You are not allowed to buy the Services from Us;

1.5.5. We are not allowed to sell the Services to You; or

1.5.6. there may have been a mistake on the pricing or description of the Services.

1.6. If We take steps to discontinue providing a Service for the reasons set out in clause 3.5, and the You have paid for a Service, We will offer You a full refund.

 

 

CANCELLATION POLICY

Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

HOUSE RULES

No pets
No smoking, parties, or events
Check-in is anytime after 4 PM and checkout by 11 AM
Self-check-in with smart lock
• If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
• No parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts and the like.
• Do not disrespect Neighbors
• Please follow check-in and out instructions
• Do not wash dishes in the bathroom sink.
• Do not burn candles, incense or any other open flames.
• Lock the door AT ALL TIMES. We want you and your things to be safe.
• No smoking, vaping, or use of marijuana at anytime anywhere on the property.
• Do not have more guests than stated in your reservation and no unapproved visitors.
• No Loud music or disturbances, especially noise past 10 pm.
• If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
• We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.
• If you damage any items in the home, you will be charged the amount to replace the item.

• FEES: Lost TV, Fan, or AC remote control will result in a $100 Charge
• FEES: Smoking of any kind will result in a $250 Charge
• FEES: $50 per night per person for each person that is not stated in the number of guests in your reservation.

– EARLY CHECK-INS – are not guaranteed. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check-in early.

– LATE CHECKOUTS – must be approved by the management team. If you stay past your 11 am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.

– PACKAGES – It is OK to send mail/packages to this location. Please note that we are not responsible for any lost or stolen mail/packages.

– GUESTS STAYING OVERNIGHT: Only the number of guests included in your booking is allowed to stay overnight. All bookings will be required to submit a list of all people staying at the house prior to receiving access. Please let host know if amount of guests changes and submit a reservation change if needed.
